Here’s how it works:

Our Process

Enquire

Simply give us a call or send us an email. You are likely to hear about us through our website, Corflute signs, referrals, or one of the other types of avenues we partake in.

Information Collection

This is where we collect basic information and advise you of what documentation will be necessary to commence the process. We will also record your detail.

Initial Builder Contact

When we have your information, we pass it on to Steve the builder, who will visit your site and assess it.

Send Your Section 149

This is sent through to our research department who will determine any problems. We will prepare the price and contract submission so you know exactly how much to you will need to pay.

Follow Up Call

We will give you a call to see if you are pleased with the contract. Agreements are organised so you can choose your design option and receive your first invoice.

Starting the Plans

When the initial 5% deposit has been paid, the design department starts planning the project, including a comprehensive site-survey.

Design Completion

When you’ve approved the design you will be sent a second invoice and we will notify our development department to submit the final plans for approval. This can often take 2-4 weeks. 

Building Process

This usually takes 10-12 weeks, depending on weather conditions. If any of your payments are late by more than 7 days, this could also result in some project delay.

Job Completion

After the completion of the job we release the final invoice for practical completion, and you receive the Final Occupation Certificate.

CAN MY GRANNY FLAT BE BUILT ON MY BLOCK?

Here are the general requirements for building granny flats:

  • Maximum floor area 60m2
  • 3m rear set back from property boundary
  • Land zoned residential, and
  • Blocks should be 450m2 or greater

CAN MY GRANNY FLAT BE BUILT ON A BATTLE AXED BLOCK?

The answer is yes. As long as the laneway to your block is at least 3m wide and the lot’s dimensions are at least 12m x 12m.

IS GETTING APPROVAL FOR MY GRANNY FLAT GOING TO BE DIFFICULT?

No! In fact, the Australian Government is encouraging people to build granny flats.

WHAT IS THE SQUARE METERAGE FOR THE PRICE?

60sqm

HOW MANY BEDROOMS CAN YOU GET FOR THIS PRICE?

1, 2 or 3 bedrooms. We suggest 2, as the rooms are a generous size.

No.

HOW LONG DOES THE APPLICATION PERIOD TAKE?

From the time of signing the contract and client approving preliminary plans, approximately 2-4 weeks.

HOW LONG DOES THE BUILDING TAKE?

10-12 weeks given weather conditions and public holidays.

CAN YOU ADD AN ALFRESCO AREA TO THE BUILDING?

Yes. Size will be determined on the size of the land and council regulations.

CAN IT BE 2 STOREYS?

No. Granny flats can only be built with single storey.

CAN I HAVE A CHOICE IN ROOF (COLOURBOND)

Yes.  You can either choose colorbond or concrete tile roof.  Price limitations apply.

HOW MANY GRANNY FLATS CAN I FIT ONTO 1 PIECE OF LAND?

Only 1 granny flat can be built on one title of land.

CAN I BUILD WITHOUT GOING TO THE COUNCIL?

Yes. Private Certifiers can approve given that your land is appropriate for Complying Development Application.  This will be determined by assessing the Planning Certificate for each project.

CAN I HAVE AN EN SUITE?

Yes. Some designs come with an en suite, or you can customise an existing design.

DO I HAVE TO DO ANYTHING TO GET THE GRANNY FLAT APPROVED?

No! We handle the entire process for you – from start to finish.

SIMPLE GOVERNMENT APPROVAL

Unlike a simple DIY conversion of your garage, a granny flat is value-adding, modern and entirely legal.

This does involve getting government approval, but don’t worry – most residential areas are eligible and we can take care of the whole process. It just takes three simple steps:

  1. Building surveying
  2. Approval by a public or government/council certifier
  3. Construction – that’s our speciality!

A SIMPLE, 3-STEP PROCESS

There are three primary stages in the process of building your flat.

  1. The first stage is surveying. This is where your site or land needs to be surveyed in order to check that it complies with the building code of Australia and all of the standards involved. Fortunately, this is one of the areas we can help you with – and is an integral part of our service.
  2. Next, you need to seek government or council approval. Either a public certifier or the council will approve your granny flat plans, and fortunately it doesn’t take as long as you might expect.
  3. Then it’s time to get construction under way – by building it. This step involves taking the plans and designs and commencing construction. We help with each of these phases and you don’t need to lift a finger.

But more importantly, we ensure the area is clean and tidy, and take special care to not disrupt your neighbors when working on the granny flat build.

GRANNY FLAT GOVERNMENT APPROVALS

So the time has come and you have made the decision to build a granny flat – but what about the approval process?

When you’re a homeowner, this is considered an ‘application for a second dwelling’. You can apply for a secondary dwelling in two ways. Firstly, you can apply to an accredited certifier if it meets the development standards in your state’s policy. Or secondly, you can submit a development application or proposal to your local council.

In the case where your application doesn’t meet development standards, it is necessary to submit a development application, as instructed within the AHSEPP.

But the good news is that granny flats are allowed in most available residential areas. These include:

  • Zone R1 General Residential
  • Zone R2 Low Density Residential
  • Zone R3 Medium Density Residential
  • Zone R4 High Density Residential
  • Zone R5 Large Lot Residential (via development application only)
  • Equivalent zones for the local Council area (guide to equivalent zones)
