Q: Can my granny flat be built on my block?

A: Here are the general requirements for building granny flats:

  • Maximum floor area 60m2
  • 3m rear set back from property boundary
  • Land zoned residential, and
  • Blocks should be 450m2 or greater

 

Q: Can my granny flat be built on a battle axed block?

A: The answer is yes. As long as the laneway to your block is at least 3m wide and the lot’s dimensions are at least 12m x 12m.

 

Q: Is getting approval for my granny flat going to be difficult?

A: No! In fact, the Australian Government is encouraging people to build granny flats.

 

Q: What is the square meterage for the price?

A:  60sqm

 

Q: How many bedrooms can you get for this price?

A:  1, 2 or 3 bedrooms. We suggest 2, as the rooms are a generous size.

Q: Can you add a garage?

A: No.

 

Q: How long does the application period take?

A: From the time of signing the contract and client approving preliminary plans, approximately 2-4 weeks.

 

Q: How long does the building take?

A: 10-12 weeks given weather conditions and public holidays.

 

Q: Can you add an Alfresco area to the building?

A: Yes. Size will be determined on the size of the land and council regulations.

 

Q: Can it be 2 storeys?

A: No. Granny flats can only be built with single storey.

 

Q: Can I have a choice in roof (colourbond)

A: Yes.  You can either choose colorbond or concrete tile roof.  Price limitations apply.

 

Q: How many granny flats can I fit onto 1 piece of land?

A: Only 1 granny flat can be built on one title of land.

 

Q: Can I build without going to the Council?

A: Yes. Private Certifiers can approve given that your land is appropriate for Complying Development Application.  This will be determined by assessing the Planning Certificate for each project.

 

Q: Can I have an en suite?

A: Yes. Some designs come with an en suite, or you can customise an existing design.

 

Q: Do I have to do anything to get the granny flat approved?

A: No! We handle the entire process for you – from start to finish.
